Flats & Long-term Rentals

Find your new home for relocation

💡 Agency fee (provize) is typically 1 month rent — avoid it by using Bezrealitky or Facebook groups. Always inspect the flat before signing. Read the contract carefully.

⚠️ Agency fee warning: Many listings include realitní kancelář (agency) — they charge 1 month rent commission. Look for 'bez provize' (no commission) listings.

Before Signing the Contract

Protect yourself before you commit to anything.

A verbal agreement is not enough. Insist on a written lease agreement before paying anything.

In the Czech Republic, a lease agreement for a residential apartment (nájemní smlouva) must clearly state the parties, the property, the rent amount, and the duration. While verbal agreements can technically be valid, they are almost impossible to enforce. Without a written contract you have no proof of the agreed conditions, and you are vulnerable to disputes, sudden eviction, or loss of your deposit.

💡 Practical Advice

Never move in or pay any money without a signed written contract. If the landlord refuses to sign, walk away.
